Smooth Move: 5 Upgrades to Make Your Home More Desirable for Buyers

December 17, 2014 by Meghan Belnap Leave a Comment

A home is one of the most important assets you can have. If you invest in it wisely, you could make a sizable profit when you put it on the market. But not doing so could mean never being able to sell or move it off the market.

There are tons of things that you can do to make your home more valuable and, in turn, more desirable for potential buyers. To help achieve this goal, below are five upgrades that make your home more desirable to buyers.

Add a guest bedroom

You might have a dingy room in one part of your house that is being used for very little other than collecting junk and dust. Even if the room isn’t as large as your master bedroom, you can take advantage of the space.

Repaint the walls, re-carpet the floor, add some art and décor, and move in a bed. The more bedrooms a home has, the more it will go for on the market.

Build a deck

The indoor space isn’t the only important component to home value. If your home has very few features related to outdoor recreation, you can solve this by building a wood deck. This creates a place to relax outdoors, barbecue and throw parties.

It is certainly something that can attract buyers if it is done in an appealing fashion. A nice backyard can make or break a home very quick.

Install new countertops

Your kitchen is one place that should not be ignored in your house especially when it comes to overall appeal for buyers. One easy way to improve home value while not making major changes is by installing new countertops.

Make your choices carefully, as different options will reveal just how much you care about your home. Choose options that will give an upscale, attractive appearance such as marble, granite, zinc, copper or tile.

Wood flooring

Similarly, wood flooring is another feature that is almost guaranteed to increase home value. While you don’t want your entire home covered with wood flooring, using it strategically can add a very attractive accent to certain rooms in your house.

It gives it that upscale appearance that simply can’t be recreated by other options such as carpet and vinyl flooring.

Repainted walls

Walls that have not been painted for decades can look pretty rotten. This is also the case for wallpaper, which can peel and tear. If your walls are rather ugly, give them a simple upgrade with a new paint job.

This also gives you the chance to choose colors more suited to the tastes of would-be buyers. More subtle coloring schemes tend to sell best.

Overall, you’re going to have to invest some money, time and hard work to raise the value of your home. However, with the correct strategies and the proper major renovations in Courtenay, you could allow your home to quickly move off the market for much more than you paid for it.
