4 Surprising Ways to Jack Up Your Home Value

May 20, 2014 by Anica Oaks Leave a Comment

A home’s value is sensitive to many interior and exterior factors. Whether you are looking to sell a home you have owned for years, flip a home, or just increase the value of the place where you live, finding as many ways as possible to increase your property’s value is necessary to your endeavor.

Before you buy expensive appliances and start rearranging furniture, here are four surprising alternatives for increasing your home’s value.

De-personalize

Your house is your sanctuary, your abode. If you are wanting to sell it though, it’s time for it to belong to another.

All the years of living in your home has led you to paint your children’s walls pink, hang family photos along the stairwell, and set your grandmother’s antique trunk in the living room.

This is all good and well for your new home, but while you are trying to sell, a more subtle color scheme and removal of personal items from view should be in order. Potential buyers find it harder to make a connection with a property that is still fully engrossed in the tastes and possessions of its current owners.

Add “curb appeal”

Basically, make the outside of your home more appealing and able to stand out. Repaint the front door, install outdoor lighting, and revamp your old landscaping. Landscaping projects can be intimidating and get out of hand for amateurs.

But professional tree services like those of Arborcare Tree Service Ltd. in Calgary can assist you with pruning, shaping, and restoring trees and shrubs, along with other projects like tree removal or stump grinding.

Ditch the carpet

Carpet is nice, but natural materials really add value to your home. Stone and ceramic tile and wood will sell a home. Even linoleum and other synthetic hard floor materials seem to be preferred over carpet, but more eco-friendly materials will give your home an edge.

Bamboo, for example, is a rapidly renewable resource that is becoming a trend in modern flooring. There are many types of green flooring options you can research.

Let there be light

Lighting and the use of natural light in your home are extremely important. Both painting with lighter colors to facilitate natural light and installing skylights increase your property’s value. Lighting that adds ambiance will also add to your home. Dimming switches and wall lights give your home an elegant touch.

Many factors play into your home’s value. Some of them are subtle and unexpected, while others involve major aspects of your home. These surprising suggestions can add thousands of dollars to a home’s value when followed, and only begin the list of many ways to improve a home.
